This project added approximately 400 square feet of conditioned living space to a 1950s ranch home in Tarzana — a primary suite addition that gave the homeowners a spacious bedroom, a walk-in closet, and a five-fixture bathroom where a cramped two-bedroom layout had previously served a family of four. The addition tied into the existing rear elevation, matching the original roof pitch and exterior stucco texture so the new volume reads as original construction, not an afterthought.
The project followed a classic design-build sequence: architectural plans and structural engineering (the addition spans a new post-tensioned slab on grade tied to the existing foundation with epoxy-set dowels), LADBS plan check and permit (5 weeks), site preparation and formwork, foundation pour with 3,000-PSI concrete, wood framing (2×6 exterior walls, engineered truss roof system), roofing tie-in with matching composition shingle, stucco exterior with integral color matched to a core sample of the existing finish, and interior rough-in and finish matching the specifications below.
Interior highlights: 9-foot ceilings throughout the addition (the original house has 8-foot, so we vaulted the addition for a sense of volume), engineered hardwood flooring in the bedroom, porcelain tile in the bathroom, a custom walk-in closet system with floor-to-ceiling adjustable shelving and soft-close drawers, and a bathroom with a curbless shower, freestanding tub, double vanity, and private water closet. The HVAC system was extended with a dedicated zone and a mini-split for fine temperature control independent of the main house.
ADUs — Accessory Dwelling Units

California’s permissive ADU laws make these the fastest way to add usable square footage and long-term rental income on most residential lots.

Room Additions
Expansions of the existing home rather than separate units — bumping out a kitchen, adding a master suite, popping the roof for a second story, attaching a sunroom or family room. Footprint, structural work, MEP and finish carpentry are handled in-place so the new space flows naturally with what’s already there.

We handle the full path end-to-end: design + structural engineering, City of LA / county permitting, foundation, framing, MEP rough-in, drywall, finish carpentry and final inspections. Typical timelines once permits issue: 12–20 weeks for a detached ADU, 8–14 weeks for a room addition, depending on scope, structural complexity and inspector schedule.
