Designer-Led Remodeling in Reseda

Tract-home remodels on slab foundations across West Reseda and Reseda Ranch, ten minutes from our Reseda Boulevard office.

Reseda's housing stock is one of the most consistent in the Valley. The bulk of homes are 1950s and 1960s tract builds on slab foundations, with original copper or galvanized plumbing, 100-amp electrical panels, single-pane aluminum windows, and three-bedroom floor plans averaging twelve to fifteen hundred square feet. Neighborhoods like West Reseda, Reseda Ranch, and the streets bordering Northridge Meadows share that footprint with minor variation by tract.

Remodel work here is driven by the realities of that housing stock. Kitchen openings, full bathroom rebuilds, and additions or ADU conversions to add square footage are the most common project types. Our Tarzana office sits directly on Reseda Boulevard, so most Reseda jobsites are inside a ten-minute drive, and our project managers often stop by twice in a single day during framing and rough-in phases.

Remodeling Services in Reseda

Reseda's most common projects in our pipeline are kitchen-living wall removals on tract ranches, full bathroom rebuilds including replacement of original cast-iron drains and galvanized supply lines, ADU conversions of attached and detached garages, and rear additions adding a primary suite or family room. Whole-home remodels on slab foundations are increasingly common as Reseda's housing stock turns over to a younger ownership demographic.

Why Reseda homeowners hire Master in Design

Master in Design has worked Reseda addresses continuously since 2012. CSLB License #979219 covers our in-house architecture, interior design, and general contracting team, so design through construction stays with one firm. Reseda is part of the City of Los Angeles, so all permits go through LADBS, generally the Van Nuys district office. Our drafters know the plan-check expectations for slab-on-grade additions, panel upgrades, and the standard Title 24 documentation required on 1950s-era housing stock, which keeps revision cycles short.

Reseda Remodeling FAQ

Reseda homes are mostly on slab foundations. Does that change what we can remodel?

Slab-on-grade construction is straightforward for above-floor work but adds complexity any time plumbing has to be rerouted, because supply and drain lines run inside the slab. Moving a kitchen island, relocating a bathroom, or reworking a primary-suite plumbing core usually means slab cutting, trenching, and re-pouring affected sections. The work is routine, but it changes the demolition scope and timeline. We map existing plumbing locations during the design walk-through so layout decisions account for what's economical to move and what isn't.

What's a realistic timeline for a Reseda kitchen or bathroom remodel?

A standard Reseda bathroom remodel runs four to seven weeks of construction once permits issue, longer if the original cast-iron drain stack or galvanized supply lines need full replacement. Kitchen remodels run eight to twelve weeks, depending on whether walls come down and whether the slab needs cutting for plumbing reroutes. Design and permitting in front of that add four to eight weeks. ADU conversions of an existing garage typically run four to six months of construction.

Our 1958 Reseda home still has the original copper plumbing and a 100-amp panel. Should we replace them?

Both, ideally during a major remodel rather than as separate projects later. Original copper from that era is often thinning, and pinhole leaks are common on supply lines after sixty-plus years of service. A 100-amp panel can't reliably support a modern kitchen with induction cooking, multiple ovens, and a heat-pump HVAC system. Repiping with PEX or new copper and upgrading to a 200-amp panel during a remodel is significantly cheaper than doing the same work later, because access is already open. We scope both during design.
