Whole-Room and Multi-Room Renovations

This whole-home refresh covered approximately 2,200 square feet of living space across the main floor of a 1960s traditional two-story in Encino. The homeowners loved their neighborhood and their floor plan but had deferred maintenance and cosmetic updates for over a decade. The goal was to modernize every surface and system without changing the home’s essential character — a mid-century ranch with good bones that needed a comprehensive update, not a stylistic reinvention.
Scope included: removal of all existing flooring (wall-to-wall carpet over original oak) and installation of 5-inch engineered white oak plank throughout, sanded and finished on-site with a matte water-based polyurethane; full interior repaint including walls, ceilings, trim, doors, and closet interiors (Benjamin Moore Regal Select, matte on walls, satin on trim); replacement of all interior hollow-core doors with solid-core two-panel Shaker doors and matte-black lever hardware; installation of 5½-inch painted poplar baseboard throughout; crown molding in the living room and dining room; custom built-in bookshelves flanking the living room fireplace; and conversion of a formal dining room pass-through into a wet bar with under-counter wine refrigerator, glass-front upper cabinets, and a quartz counter.
On the systems side, we replaced 14 original aluminum-frame windows with dual-pane vinyl retrofit units (Low-E, argon-filled), swapped every receptacle and switch from beige to white Decora-style devices, replaced three outdated ceiling fans, and installed LED recessed retrofits throughout with dimmers in living areas. The transformation demonstrates that a house does not need walls moved to feel entirely new — it needs every surface touched by someone who cares about the result.

General remodels usually run alongside one or more focused scopes (kitchen, bath, addition). Typical timeline: 10–16 weeks for a single-floor refresh, 4–7 months for whole-home structural work including permits and inspections.
