ADU Builder in Sherman Oaks

Garage conversions, detached backyard units and junior ADUs, designed, permitted and built for flat and hillside lots across Sherman Oaks.

Looking for an ADU builder in Sherman Oaks? Start with one question most bids skip: is your lot in the flats north of Ventura Boulevard, or up in the hills to the south?

That answer sets your permit path, your budget, and sometimes whether an accessory dwelling unit is allowed at all.

Flats or Hills: Why Your Sherman Oaks Lot Changes the ADU

Sherman Oaks sits between Encino to the west and Studio City to the east, with Van Nuys to the north. The Los Angeles River runs along the northern edge, and the south side climbs into the Santa Monica Mountains. Those two halves build very differently.

Where the lot sitsTypical ADUWhat we check first
Flats north of Ventura BlvdGarage conversion or detached unit at the back of the lotSetbacks, the sewer line route, and whether the garage slab can be reused
Hills south of Ventura BlvdJunior ADU, conversion or a detached unit up to 800 sq ftHillside and fire zone status, ADU type, grading and access

The flats: most lots have room

North of Ventura, most Sherman Oaks homes sit on flat single-family lots, many with a detached garage at the back. That layout suits an ADU. A garage conversion reuses the slab, walls and roof, and a detached unit can go where the yard is deepest.

The city’s Standard Plan Program offers pre-reviewed ADU designs, which can shorten LADBS review on a simple detached unit.

The hills: check two maps before you design

South of Ventura, streets like Coldwater Canyon Avenue climb into the hills. Here, the city’s rules change. LAMC 12.22 A.33(c)(4) restricts ADUs on lots that sit in both a Hillside Area and a Very High Fire Hazard Severity Zone. City Planning’s current guidance, ZA Memo 143, says that restriction is not enforced on state-law ADU types:

  • Conversions of a garage or other existing space
  • Junior ADUs inside the main house
  • New detached units up to 800 square feet

Larger ADUs built under the city’s own rules still face the restriction. The city no longer enforces its sprinkler and parking conditions where they conflict with state law, but a street dedication can still be required.

That is why we look up both designations on the city’s ZIMAS zoning map, and choose the ADU type, before anyone draws a floor plan.

If a larger unit will not work on your lot, a state-law ADU or a room addition may still give you the space you need.

Types of ADUs We Build in Sherman Oaks

Garage conversions

The fastest route to a permitted unit on a flat lot. The work is insulation, plumbing, electrical, egress windows, a kitchen and a bath.

Detached backyard units

A standalone building with its own foundation, entry and address, usually 400 to 1,200 square feet. It costs the most and gives the most freedom in layout.

Junior ADUs

A unit up to 500 square feet inside the main house, with its own entry and an efficiency kitchen. On a hillside lot with a narrow street, this is often the practical choice.

Two-story ADUs

Where yard space is tight, the unit goes up, and a second floor can fit a full two-bedroom unit.

Every type follows the same design, permit and build process described on our main ADU construction page.

What Does an ADU Cost in Sherman Oaks?

Our ADU projects run $75,000 to $400,000. Garage conversions sit near the low end because the structure already stands. Detached new builds sit near the top.

Published local guides put the starting point for a new detached unit in Sherman Oaks around $120,000. The spread is wide because “ADU” covers everything from a 300 square foot garage studio to a two-story, two-bedroom house.

Four things move a Sherman Oaks budget the most:

  • Hillside lots: grading, engineered foundations and longer utility runs all add cost
  • Distance from the main house, which sets the trenching for water, sewer, gas and electrical
  • Whether the unit gets its own utility meters or shares the main house service
  • Finish level, which on a rental unit is where most owners protect the budget

We give a written line-item estimate after the design phase, so the price is set before construction starts.

About Master in Design

Sherman Oaks ADU Permits and Timeline

Sherman Oaks is part of the City of Los Angeles, so every ADU here goes through LADBS, whether the address reads 91403, 91423, 91401 or 91413. State law gives the city 60 days to act on a complete application.

Complete is the key word. A missing sheet or an open hillside question restarts the clock. Avi “Danny” Vaknin, who owns Master in Design, keeps the permit file in-house, so plan check corrections come back to us rather than to you.

Once the permit issues, construction takes 12 to 20 weeks from breaking ground to final inspection. Hillside sites with grading or retaining walls sit at the long end.

Our team also builds across the valley, including ADU projects in Tarzana.

Frequently Asked Questions

What Sherman Oaks homeowners ask before building an ADU.

How much does it cost to build a 1,000 sq ft ADU in California?
The cost to build a 1,000 sq ft ADU in California usually lands in the upper half of our $75,000 to $400,000 range. A unit that size is almost always a detached new build, so it needs its own foundation, roof, kitchen, bath and utility runs. In Sherman Oaks, a hillside lot adds grading and engineering. A flat lot close to the main sewer line keeps the price lower.
What are the downsides of ADUs?
The main downsides of ADUs are the upfront cost, the lost yard space and the months of construction on your property. Even a garage conversion needs plans, permits and inspections. A detached unit means trenching for new water, sewer and power lines across the lot. If you rent the unit, you also take on the work of being a landlord. In the Sherman Oaks hills, fire zone rules can limit a larger detached unit.
Is there a $40,000 ADU grant available in California?
Yes, California has offered a $40,000 ADU grant through CalHFA, but the program is paused. The grant reimbursed up to $40,000 of pre-development costs such as plans, permits, soil tests and impact fees for homeowners building on their primary residence. Funding comes in rounds, and the last round was fully used. Check the CalHFA website for a new round before you count it in your budget.
Do you have to pay property taxes on an ADU in California?
Yes, you pay property taxes on an ADU in California, but only on the new construction. Under Proposition 13, the county assessor adds the value of the ADU to your tax base and leaves the assessed value of your existing home unchanged. The added tax is roughly 1 percent of the unit's assessed value, plus local charges. A garage conversion usually adds less than a detached unit because it creates less new value.
Do I need a permit to build an ADU in Sherman Oaks?
Yes, you need a permit to build an ADU in Sherman Oaks, issued by LADBS because the neighborhood is part of the City of Los Angeles. The permit covers structural, electrical, plumbing, mechanical and energy compliance. On hillside lots in a Very High Fire Hazard Severity Zone, the ADU type decides whether the city's fire zone restriction applies. An unpermitted unit cannot be legally rented and can cause problems when you sell.
