What is an ADU?

An Accessory Dwelling Unit is a self-contained residential unit located on the same lot as a primary single-family or multi-family home. By California state law, ADUs must include permanent provisions for living, sleeping, eating, cooking, and sanitation. This means every ADU must have its own kitchen, bathroom, and private entrance.

Key ADU Requirements in Los Angeles

In recent years, California has passed several laws (such as SB 9 and AB 68) that override restrictive local zoning rules, making it much easier to build an ADU. However, you must still adhere to specific guidelines enforced by the Los Angeles Department of Building and Safety (LADBS):

  • Size Limitations: A detached ADU can be up to 1,200 square feet. For an attached ADU, the unit cannot exceed 50% of the primary dwelling’s living area, up to a maximum of 1,200 square feet. State law guarantees approval for units up to 800 square feet regardless of lot coverage.
  • Setbacks: Rear and side yard setbacks have been reduced to a minimum of 4 feet for new construction ADUs. Converted structures (such as a detached garage) do not require additional setbacks if they occupy the same footprint.
  • Height Restrictions: Detached ADUs can typically reach heights of 16 to 18 feet for single-story structures, depending on proximity to transit and local zoning.
  • Parking: Under many circumstances, parking replacement is not required if the ADU is built within a half-mile of public transit or if you convert an existing garage.

Understanding Attached vs. Detached ADUs & JADUs

When planning your project, you have three primary configurations to choose from:

  1. Detached ADU: A standalone cottage built in the backyard. This offers the highest level of privacy and layout flexibility.
  2. Attached ADU: An extension built onto the side or back of the main home, sharing a wall but maintaining its own entrance.
  3. Junior ADU (JADU): A unit of no more than 500 square feet contained entirely within the existing walls of the primary home (like a converted bedroom or suite). JADUs can share sanitation facilities with the main house but must have an efficiency kitchen and exterior entrance.

The Alternative: Traditional Room Additions

If you need more space but do not need a separate kitchen and private living quarters, a traditional room addition might be the better choice. Room additions are extensions of your primary living space, such as expanding a master bedroom, adding a family room, or building a second-story loft. Unlike ADUs, they do not require a separate kitchen or independent utilities. They must blend seamlessly with your home’s existing floor plan, roof lines, and exterior plaster and paint finishes.
