Unlike a single-room renovation, a whole-home remodel touches every system and surface: structural framing, electrical, plumbing, HVAC, insulation, drywall, flooring, millwork, and finishes. What's Included
Interior demolition — Non-structural walls, flooring, cabinetry, fixtures, and finishes removed down to the studs or subfloor where the scope requires. Debris is containerized and hauled same-day or next-day. We protect existing elements with zip-wall containment and floor protection.
Structural work — Wall relocations, beam installations (LVL, steel, or glulam depending on span and load), ceiling height changes, and foundation repairs. All structural changes are engineered and stamped.
Rough-in systems — Plumbing re-pipe (PEX or copper), electrical re-wire with new panel where needed (200A minimum), HVAC ducting redesign and equipment sizing (Manual J load calculation), and insulation (fiberglass batts, blown-in cellulose, or spray foam).
Drywall and finishes — Hang, tape, float, texture, prime, and two-coat paint. Trim carpentry: baseboards, casing, crown molding, wainscoting, and built-in elements.
Flooring — Hardwood, luxury vinyl plank, tile, natural stone, or carpet. We install per manufacturer specification with appropriate underlayment for moisture and sound control.
Kitchen and bathroom installation — Cabinetry set and level, countertop template and install, plumbing fixture trim-out, appliance hookup, tile backsplash and shower surround, glass enclosure.
Final mechanical trim and punch-out — HVAC thermostat and register install, electrical trim, plumbing trim, door hardware, closet systems, and a full punch list walkthrough with the project manager.
Timeline & Budget
A complete home remodel typically takes 3–6 months from demolition to final clean, depending on square footage and scope complexity. We phase the work to maintain at least one functional bathroom and a temporary kitchen setup for as long as possible.
In the San Fernando Valley market, a mid-range whole-home remodel runs roughly $150–$300 per square foot depending on finish level, structural scope, and system upgrades needed. High-end finishes push toward the upper end. A detailed line-item estimate is part of every proposal — no lump-sum numbers with vague allowances that balloon later.
When does a complete remodel make more sense than moving? If you like your location, your lot, your schools, and your neighbors — but your house no longer fits your life — remodeling is often the better financial decision. Selling and re-buying incurs 5–6% agent commissions, closing costs on both sides, and the premium of buying at current market prices.
