Room Additions in Woodland Hills
Primary suites, bedrooms, family rooms and second stories for Woodland Hills ranch homes, designed for valley heat.
★★★★★ 4.9 from 60 Google reviews
A room addition in Woodland Hills usually starts with a ranch house that fit the family 20 years ago and no longer does. The kids need rooms, a parent moves in, or someone works from home every day.
Moving costs more than building, and you lose the street you chose. Here is how an addition works on a Woodland Hills lot, what it costs and how long it takes.

Ranch Homes and the Addition That Fits
Much of Woodland Hills was built out in the postwar years. The Los Angeles Conservancy points to the Woodland West subdivision of contemporary ranch houses, built in phases from the mid-1950s into the early 1960s.
A single-story ranch on a wide lot gives you two ways to grow:
| Addition type | Best for | Trade-off |
|---|---|---|
| Ground-floor bump-out | A primary suite, bedroom or family room off the existing plan | Uses yard space |
| Second-story addition | Lots with little yard to spare | Needs structural work on the existing house |
| Garage conversion to living space | Adding a room without new footprint | You lose covered parking |
On a wide ranch lot, the ground-floor route usually makes the most sense. It reuses the existing foundation line and roof framing style, and the family can usually stay in the house during the build.
If what you need is a separate unit with its own kitchen, a backyard ADU may fit better.
How Big Can a Woodland Hills Addition Be?
The City of Los Angeles caps how much house fits on a lot, and the rule depends on where the lot sits.
Flat lots: the Baseline Mansionization Ordinance
On standard single-family R1 lots, the 2017 update to the Baseline Mansionization Ordinance cut the maximum residential floor area from 50 percent to 45 percent of the lot size. On a 7,500 square foot lot, that caps the house at about 3,375 square feet, garage rules aside. If your ranch house sits well below the cap, there is room to add.
Hillside lots: the Baseline Hillside Ordinance
LA City Planning reports that about 30 percent of the local community plan area is hillside, mostly south of Ventura Boulevard. Hillside lots follow the Baseline Hillside Ordinance, which sets floor area by lot size and slope, limits height, and caps grading.
There is a useful exemption. Additions made since August 1, 2010 can be exempt from the hillside floor area limit if they total no more than 500 square feet combined and the plans meet the setback, height and grading rules.
Our main room addition page covers design, structure and finishes in more detail.
Building for the Heat
Woodland Hills holds the Los Angeles County heat record: 121 degrees, measured at Pierce College on September 6, 2020. A new room has to stay comfortable on days like that.
We size cooling for the new space instead of hoping the old system stretches. Often that means a ductless heat pump for the addition, plus insulation and windows that beat the Title 24 minimum. An addition with a south or west wall of glass gets shading built into the design.

What Does a Room Addition Cost in Woodland Hills?
Our room additions run $40,000 to $150,000 or more. A single bedroom bump-out sits at the low end. A primary suite with a full bath sits in the middle, and second stories sit at the top.
A 2026 Los Angeles cost guide puts ground-level additions at about $200 to $400 per square foot and second stories at about $400 to $600 per square foot. For a full primary suite, the 2025 Cost vs Value Report puts a midrange project in Los Angeles at about $182,500. Second stories cost more because the existing walls, foundation and roof all need structural work.
Bathrooms and kitchens add the most per square foot, because of plumbing, tile and fixtures. We give a written line-item estimate after the design phase, so the price is set before construction.
Permits and Timeline in Woodland Hills
Woodland Hills is part of the City of Los Angeles, so every addition here needs an LADBS building permit. LADBS lists a one-story addition to a single-family home as eligible for counter plan check, which it describes as a review of about 45 to 60 minutes. Medium additions go to expanded counter plan check, and larger or second-story work goes through regular plan check.
Avi “Danny” Vaknin, who owns Master in Design, keeps the permit file in-house. Once the permit issues, a single-story addition takes about 8 to 14 weeks of construction. A second story takes longer.
