Designer-Led Remodeling in Van Nuys
Post-war ranch and tract homes across Sherman Village and Lake Balboa, where ADU conversions and kitchen openings drive most remodel work.
Van Nuys covers a large slice of the central San Fernando Valley, and the housing stock is dominated by 1940s through 1960s ranch and tract homes on standard lots. Neighborhoods like Sherman Village, Magnolia Woods, and the streets bordering Lake Balboa share a consistent footprint: three-bedroom single-story homes, attached or detached garages, deep backyards, and original electrical and plumbing systems that frequently need full replacement during a major remodel.
The remodel demand here has shifted significantly in the last few years toward ADU conversions, both garage-to-ADU and new-build detached units, alongside steady demand for kitchen openings, bathroom remodels, and primary-suite additions. Van Nuys is part of the City of Los Angeles and is the home of the LADBS Van Nuys district office, which handles most of our Valley permit submittals. The drive from our Tarzana studio runs about ten to twenty minutes depending on the destination neighborhood.

The most common Van Nuys projects in our pipeline are garage-to-ADU conversions, new-build detached ADUs on deep lots, kitchen-family-room wall removals on post-war ranches, and full bathroom remodels. Primary-suite additions to the back of three-bedroom ranches are also common, particularly in Sherman Village and Magnolia Woods, where the original square footage runs tight for current family sizes.
Why Van Nuys homeowners hire Master in Design
Master in Design has remodeled across Van Nuys since 2012. CSLB License #979219 covers our in-house architecture, interior design, and general contracting team, so projects move from concept through finish without bouncing between separate firms. Van Nuys is part of the City of Los Angeles, so all permits go through LADBS, and the Van Nuys district office on Sylmar Avenue is the routing point for most of our Valley submittals. The local knowledge of that office's plan-check expectations shortens revision cycles significantly compared to firms working the Valley occasionally.

Van Nuys Remodeling FAQ
How does the ADU permitting process work in Van Nuys?
Van Nuys is part of the City of Los Angeles, so ADU permits go through LADBS under state-streamlined ADU rules that took effect over the past several years. Most garage conversions and new-build ADUs up to eight hundred or one thousand square feet qualify for the expedited path, which limits the scope of discretionary review. Permits typically issue within six to twelve weeks of a complete submittal, faster than equivalent main-house work. Utility upgrades for electrical service and sewer connection often drive the overall schedule more than plan-check itself.
What's a realistic timeline for a Van Nuys kitchen or bathroom remodel?
A standard Van Nuys bathroom remodel runs four to seven weeks of construction once permits issue. Kitchen remodels run eight to twelve weeks, longer if walls come down or if original galvanized plumbing and 100-amp electrical panels need full replacement, which is common on 1950s ranches. Design and permitting on top of that adds four to eight weeks. Cabinet lead times often set the construction start date, so we lock cabinetry selections during design.
Our Van Nuys ranch is from 1955 and has the original copper plumbing and 100-amp panel. Worth upgrading during a kitchen remodel?
Almost always. Copper from that era is often thinning and starting to pinhole leak, and a 100-amp panel can't support modern kitchen loads of an induction range, double oven, dishwasher, microwave, and disposal without rolling brownouts. Upgrading to PEX or modern copper supply lines and a 200-amp panel during a kitchen remodel is significantly cheaper than doing it as a separate project later, because walls are already open. We price both upgrades during the design walk-through so they're built into the budget from the start.
