ENCINO, CA

Designer-Led Remodeling in Encino

Estate work south of Ventura and family remodels on the flats north of the boulevard, both within ten minutes of our Tarzana studio.

Encino's housing stock splits cleanly. South of Ventura Boulevard, in neighborhoods like Royal Oaks and Amestoy Estates, the lots are larger and the homes lean toward traditional, ranch-estate, and Mediterranean styles, often on quarter-acre to acre parcels. North of Ventura, the flats are predominantly post-war ranches and tract homes from the 1950s and 1960s, with deep backyards and detached garages that make ADU conversions straightforward.

The remodel programs we run in Encino reflect that divide. Estate clients south of the boulevard typically commission whole-home remodels, primary-suite expansions, and chef-grade kitchen rebuilds. North-of-Ventura projects more often involve opening up the kitchen-to-family-room wall, adding a primary suite to the back of the house, or converting the garage into an Accessory Dwelling Unit (ADU). The drive from our Reseda Boulevard office to most Encino addresses is under fifteen minutes.

Remodeling Services in Encino

Encino's most common projects in our pipeline are large-format kitchen remodels with butler's pantries, primary-bath expansions in estate properties south of Ventura, and ADU garage conversions on the flats. Whole-home remodels in Royal Oaks and Amestoy Estates frequently include structural reframing to vault ceilings and replace original aluminum windows with high-performance steel or wood systems.

Why Encino homeowners hire Master in Design

Master in Design has been building in Encino since 2012, and the project mix here is one of our most consistent. CSLB License #979219 covers architecture, interior design, and general contracting on a single in-house team, so plan revisions during framing don't bounce between three offices. Encino is part of the City of Los Angeles, which means LADBS handles permits, typically through the Van Nuys district office. Larger south-of-Ventura properties frequently trigger hillside review or oak-tree protection ordinances, both of which our drafting team addresses during the design phase.

Encino Remodeling FAQ

Are there extra permit steps for Encino properties south of Ventura Boulevard?

Often, yes. Properties in Encino Hills and the streets above Ventura frequently fall under the LA Hillside Ordinance, which adds grading, haul-route, and slope-stability review to the standard LADBS plan-check process. Many lots also have protected oaks, which triggers a separate Oak Tree Permit if construction encroaches within the protected zone. Our team includes those reviews in the project schedule from day one rather than discovering them mid-design. Permits route through LADBS, typically the Van Nuys district office on Sylmar Avenue.

What's a realistic timeline for an Encino primary-suite addition?

A new primary suite of roughly four hundred to six hundred square feet, including bedroom, bath, and closet, runs about three to five months of construction once the permit is in hand. Design and permitting on top of that typically add another two to three months for a straightforward flat-lot project, longer if the property is hillside or requires variance review. Engineering and Title 24 energy compliance work happens in parallel with architectural drafting to keep the schedule tight.

Our Encino ranch is from 1958 and we want to open the kitchen. What surprises should we expect?

Homes from that era almost always have load-bearing walls between the kitchen and the adjacent rooms, so opening them requires a structural beam and engineered calcs. Original electrical panels are often 100-amp and need upgrading to 200-amp for modern appliances. Galvanized water supply lines and cast-iron drains are common and frequently get replaced during a major kitchen remodel. We scope those items during the design walk-through so they're priced and planned, not surprises during demo.
